Types of houses in St. Petersburg: panel houses series 606

Panel houses of St. Petersburg series 606 (1-lg606)

Panel houses of the 606 series (1-lg606) belonged to the improved series of “brezhnevki”, which became widespread in the Kalininsky and Frunzensky districts of St. Petersburg. The previous 602 series was modified, and, after eliminating a lot of shortcomings, the following changes were made to the 606 series:

  • the floors were added with hollow heat-saving and sound-proofing materials;
  • kitchens began to contain 8.5 sq.m. area, large spacious balconies were included in the layout of the apartments;
  • Thick outer walls made it possible to have wide window sills in the living space, which were successfully used for additional decor.

The standard layout provided for the presence of inter-apartment load-bearing walls, which made it possible to make any redevelopment inside the apartments in accordance with the author's design.

Inside the panel houses of the 606 series, the living quarters were located on the vestibule, where there were from 2 to 4 apartments. Additional waterproofing was provided in the bathrooms and baths, and high-quality parquet flooring made from natural, environmentally friendly materials was installed in the living rooms. One-room apartments of series 606 do not have balconies. The ceiling height in residential premises is 2m 70cm. The number of floors of the houses is 9 floors. The area of one-room apartments is 36 sq.m., two-room apartments - 51-52 sq.m., three-room apartments - 70-72 sq.m. In modern modifications, kitchens have increased in size; 1-room apartments now have 8.5 sq.m., and 2-room options contain 9.3 sq.m. kitchen area area. The location of large balconies in the layout of houses is provided from the 3rd floor, this is due to the fact that various retail and utility premises were located on the first floors of buildings in the 70s and 80s. Panel houses of the 606 series are still considered the warmest and most comfortable of panel buildings on the housing market. They are currently being built in Kolpino.

An example of the layout of a panel house 1-lg606 series

Series 1-LG606

Number of storeys: 9

External wall material: concrete panels

Height of living quarters: 250 cm

Apartments: one, two, three, four-room apartments (on the first floors)

Manufacturer: Polyustrovsky and Kuznetsovsky DSK

Years of construction: 1967-1973

Moskovsky, Frunzensky, Krasnogvardeysky, Kalininsky

This is the second most popular housing series of the second half of the 1960s, its manufacturers are Polyustrovsky and Kuznetsovsky DSK. These houses were built from 1967 to 1973 and were distinguished by improved consumer characteristics compared to the 602 series. That is why houses of the 606 series were often built for housing cooperatives. The first floors of many buildings are non-residential and contain shops.

In relation to these panel buildings, for the first time we can talk about the plasticity of the facades: from the entrance to the front, the central part of the section protrudes forward, forming a ledge with a staircase-elevator unit and two one-room apartments (kitchen - 8 sq. m., room - 15.7 sq. m. m, entrance hall with built-in wardrobe, separate bathroom).

The landing in the building of the 606th series is a dark corridor with six or (in some versions) seven apartments. Meanwhile, this design has a positive feature that is appreciated by residents: they have the opportunity to separate part of the corridor with a common door. All apartments, except one-room apartments and those located on the first floors, have balconies. Moreover, in three-room apartments they have two windows. In the houses of the 1-606-Lg series, in principle, there are no adjacent rooms, but at one time this plus turned into a minus - the return of communal occupancy.

At the ends of the landing-corridor there are usually two-sided two-room apartments (entrance hall - 9 sq. m, spacious storage room, rooms - 18 and 13.5 sq. m, kitchen - 5.8 sq. m). In addition, usually on the floor there is a one-sided two-room apartment (rooms - 17.8, 11 sq. m., kitchen - 9 sq. m.), as well as a three-room apartment (in some modifications there are two one-room apartments instead).

Consumer qualities

Of all the panel Brezhnev houses of the period we have indicated, these are the warmest and most comfortable houses. Hollow-core floors and decking provide good sound insulation, thick external walls with wide window sills - less dependence of home comfort on changes in wind direction, well-thought-out apartment layouts (in the standard design, all inter-apartment walls are load-bearing) reliably isolate from neighbors on the floor: these houses have good sound insulation . In addition, high-quality parquet floors in the rooms and good waterproofing in the bathrooms were common in such houses.

However, there are also serious disadvantages. For example, ceiling beams located in “steps” along the walls in kitchens and rooms reduce the height of the room near the wall to 2.35 m - not all furniture can be placed here. In addition, the interfloor ceiling is a “pie” made of a concrete slab only 5 cm thick (!), on which are laid logs and boards generously sprinkled with sand. When renovating such an apartment and replacing the floors, you need to be extremely careful: when drilling holes to secure new joists, you can easily punch a hole to the neighbors below.

For all apartments in the houses of the 1-Lg-606 series (except for one-room ones), many redevelopment options have been implemented, taking into account the tastes of the modern consumer - and for their implementation there is no need to break load-bearing walls. Particularly interesting from this point of view are the end double-sided “kopeck pieces”. In particular, a small kitchen in such an apartment (the main disadvantage) is often connected to an adjoining room. In addition, the storage room at the end of the corridor can be increased to 4 square meters. m and, making an entrance from a small room, turn it into a dressing room. It is for this reason that in apartments of this series, perhaps more often than in any others, there are both legal and unauthorized “improvements”, which should be remembered when purchasing an apartment in such a building.

Excerpt characterizing 606 (series of houses)

After such an offensive fiasco with my “sports adventures,” I naturally had no desire to continue engaging in any winter sports. Therefore, in order to somehow fill my still remaining free hours, I tried to read as much as possible. And then again something unexpected and new happened... I was reading the assigned lesson, which I didn’t really like and, naturally, I really wanted to finish it quickly. Suddenly I noticed that I was reading very quickly. It turned out that I read not as usual - horizontally, but vertically - from top to bottom... At first I was very surprised myself. It was unusual and a little strange. But since I was no stranger to oddities, I tried again. And it really turned out to be much faster. From that day on, I almost always read from top to bottom, but for some reason this made my eyes much more tired. But on the other hand, it was faster and in the future the “quick reading” method, as I called it, saved me many times.
Other miracles also happened constantly, but I had already become much more careful and was in no hurry to share them even with the people closest to me. At first it made me a little sad and bitter, but then I got used to it and it seemed that life should be exactly like this, at least mine. Loneliness is not created for a child, just as he is not created for him... But, unfortunately, at times life is merciless with us and does not pay attention to whether we like this or that or not. And it is also possible that all this happens for some reasons, for the time being hidden from us, the meaning of which, when revealed later, will greatly surprise some of us, and leave others wondering for a long time and sadly: “ and what would happen to us if”...
