Since the beginning of the 1990s, the KOPE standard series has been widely used for building new microdistricts in Moscow. The name of the series comes from the technology used - layout space-planning elements (KOPE). It is quite simple to identify a house of this series: an original design, an attractive facade, a large number of floors.

The introduction of a standard project into life began in the early 80s, and continues to this day. However, the standard series has undergone changes, today there are 6 modifications of the project:

The first two series are considered original, the outer walls consist of protruding panel ribs, the end walls are blank, the balconies and loggias are plastered in white, and the rest of the outer walls are lined with brown tiles. Residential building series KOPE-80,85 consists of 22 floors. The KOPE-2000 house differs from the original series in its façade cladding. Decorated with large dark brown tiles. In the KOPE-87 series, not only the facade has been modified, but also the internal layout of the apartments: the distance between the load-bearing walls has been expanded. The main difference between the last two modifications is the exterior decoration; these houses are difficult to distinguish from post-Soviet buildings.

Features of serial houses of the KOPE project

Innovative technology for the construction of apartment buildings allows you to design non-standard sections on the floor with a different number of apartments on the site. The outer walls are made of protruding panels, which provide an improved seam connection. A peculiar connection of concrete blocks allows you to build a house with individual architecture, for example, a one-section structure or a house with a variable number of floors. Concrete panels of external walls consist of three layers, expanded polystyrene (insulation) is laid between the two panels.

Each section of the house has access to a smoke-free staircase through a common balcony. There are three elevators in the entrances - two passenger and cargo.

The advantages of the design include improved thermal insulation, which has already been mentioned, as well as an automatic smoke exhaust system. In apartments of the KOPE-2000 standard series, copper electrical wiring is laid, heating devices are equipped with temperature controllers, metal-plastic double-glazed windows are installed in window openings. Houses of the KOPE series are connected to central heating, the exhaust system is of a natural type in the kitchen and bathrooms.

The houses have a garbage chute with a loading hatch on each floor.

The KOPE series consists of one-, two- and three-room apartments in each section. In modern versions KOPE Tower And KOPE Sail, there are four and six-room apartments, with a total area of ​​100 and 130 m 2 respectively. There are usually 4 apartments on each floor, but sometimes there are projects with 2, 7, 8 and 12 apartments on the site. The layout of the apartments is considered successful. The rooms are isolated from each other, the bathrooms are separate with a transverse bath. The apartments have balconies, remote-type balconies. The apartment hall strikes the eye with an impressive area. The ceilings in the room are high - 2.64 meters. Residents are pleased with the increased kitchen area. Regardless of the number of rooms in the apartment, the kitchen here has an area of ​​​​at least 10 m 2.

Main disadvantage typical series - the impossibility of redevelopment. The problem is that the inner walls of the apartments are load-bearing, so demolition is strictly prohibited. Otherwise, the integrity of the whole house is violated, and, therefore, the safety of the residents. It is possible to change the layout of apartments if you connect two neighboring apartments, for example, one-room and 3-room apartments.

KOPE is an abbreviation that stands for Layout Space-Planning Objects. Houses of this series are being built from 1981 to the present time. The construction technology of such houses makes it possible to form apartments of various layouts, but in practice standard sections are built.

The main composition is 1-, 2-, 3- and 4-room apartments, but there are sections with 5-, 6-room apartments and 1-, 2-room sections.

The design of such houses has increased reliability and quality:

  1. Three-layer heat-insulating outer panels.
  2. Copper wiring.
  3. Three elevators (two passenger and cargo-passenger with increased carrying capacity).
  4. Smoke exhaust system in the entrances.

Apartments of the KOPE series have large kitchens (from 10 sq.m.), the general layout is quite well developed - there are no walk-through rooms, all apartments have balconies, there are options from one-room to six-room apartments.

The possibilities of redevelopment of such apartments are very low due to the fact that almost all walls are load-bearing and do not allow structural changes.

Permitted conversion options

Redevelopment of apartments of the KOPE series is ineffective, since serious interventions require complex calculations, strengthening of weakened areas, taking into account existing restrictions, etc. In load-bearing walls, the maximum permissible intervention is to cut an opening up to 1.5 m wide and up to 2.2 m high.

At the same time, the opening must be made with a specialized tool (diamond), reinforced with a welded frame from a corner, the work must be calculated and approved. Since the calculations are difficult to verify, the possibility of obtaining such a resolution is low.

The proposed options do not create significant changes and are associated mainly with the restructuring of the sun block.

The proposed option provides for the expansion of the sanblok due to the corridor, the built-in wardrobe was removed and the partition separating the kitchen was slightly shifted.

There are no opportunities for serious intervention, therefore, only the expansion of the sanblok and the creation of a dressing room in the bedroom were made.

Another option involves a more serious restructuring - the kitchen is cut off from the corridor and a reinforced opening from the living room is cut through to enter it.

The increased area of ​​the sanitary block allows placing a more massive bathtub (Jacuzzi), washing machine, shower cabin, etc. in it.

Depending on the original layout of a 3-room apartment, you can create built-in wardrobes in the hallway and in the wall between the sanitary block and the partition. Spacious wardrobes will give you the opportunity to place a lot of things, freeing up the space of rooms from bulky wardrobes.

In another variant it is possible to successfully combine the sanblok with the corridor, resulting in a large bathroom that can accommodate oversized bathroom furniture or plumbing fixtures.

At the same time, the non-bearing partition between the entrance hall and the living room is demolished, resulting in a spacious guest area with access to the kitchen. In the bedroom, with the help of light partitions, a separate dressing room is created, which successfully replaces several wardrobes and allows you not to pile up items and save space.

4-room

There are several options for redevelopment of a 4-room apartment. All of them are based on changing the configuration of the sanblok, expanding its area due to the corridor. In addition, various options for arranging light partitions for zoning space for different purposes are offered.

Often the doorway is moved to the side, allowing more rational use of the surface of the walls - there are corners between the walls, where you can conveniently place sofas, furniture walls or other items.

The sunblock can optionally be combined, giving a lot of opportunities for installing plumbing equipment for various purposes, or separate, if it seems more convenient.

All options do not require a serious impact on the supporting structures. Demolition of non-bearing partitions does not make changes to the structure of the house, does not weaken it. If any impact on load-bearing walls is planned, it is required to first consult with specialists, create a project of work with carefully calculated reinforcement and coordinate it in all instances.

Coordination and registration

Work cannot be carried out without prior registration otherwise they will be qualified as unauthorized redevelopment. Such an act will entail penalties, an order will be issued to bring all changes to their original form, and legal proceedings are threatened.

In order to obtain the necessary permits, you should collect a package of documents and submit an application to the Housing Commission. The package should include the following documents:

  1. approved and agreed redevelopment project;
  2. title documents for the apartment;
  3. written consent of all persons whose interests the proposed work may in any way affect (neighbors, cohabiting persons, etc.);
  4. technical passport BTI.

To create a project, you should contact the appropriate organization - BTI or another that has the right to such work.

Important! Not all work requires a project, it is mainly needed for interventions in the supporting structures of the house.

The installation of a partition wall or work with non-load-bearing structures may be permitted without a project.

The finished project must be approved by the organization that designed the house, or in another organization that has the right to approve such documents. In addition, the project is coordinated with the architecture department.

Usually, the waiting period for the decision of the Housing Commission is 20 days. If there is a positive decision, work can begin. The whole procedure may take several months - up to six months. Most of the time is spent on the creation and approval of the project.

Besides, a certain difficulty arises with obtaining the consent of neighbors because for them these works are a source of anxiety or fear.

The duration and complexity of registration is not so much the usual bureaucratic red tape, but the desire to minimize the risk from illiterate or uncalculated actions that can cause enormous damage and endanger people's lives.

For people who are frivolous, prone to spontaneous decisions, such a long trip through the authorities can become a reason for abandoning their intentions. If they decide to start work at their own peril and risk, then subsequent litigation will make them regret their attitude to the law.

Upon completion of work, a new registration certificate should be issued at the BTI, which reflects the changes made.

Before deciding on redevelopment, you should weigh all aspects of this process, soberly assess your capabilities, determine the degree of risk and, most importantly, decide whether such a procedure is generally necessary.

The more intervention will be made, the more difficult it will be to return everything to its original state in case of an unsuccessful result. For apartments of the KOPE series, the possibilities for radical changes are extremely small due to the large number of load-bearing walls that cannot be demolished.

Each redevelopment option must eliminate the risk of changing or weakening the building structure This is especially true for lower floors. The best solution would be to use light partitions, refusing to work with load-bearing walls.

The structural characteristics of houses of the KOPE standard series are quite durable. In 2008, as a result of a gas cylinder explosion on the 11th floor of a 22-storey section in one of the houses of the KOPE series on the street.
